NOVA Apartments opitimise the contemporary approach to modern living that
is Victoria Park. With its' iconic architectural features and
award-winning environmental infrustructure, the NOVA Apartment complex
leads by example.
NOVA expresses the design principles established for a
sustainable communal environment based on the principles of urban design
and environmental performance which underpin Victoria Park. In
recognition of this, NOVA received a commendation for innovation in the
Green Square 2002 design awards.
NOVA forms part of the second stage of Victoria Park and
comprises 114 apartments. The cutting-edge design incorporates multiple
street addresses which lead to discrete lobbies, while two beautfully
landscaped courtyards provide external spaces for residents.
The success of the project was underwritten by addressing the
needs of both the investor market with one and two bedroom units and
capturing the owner-occupier market with the three, four bedroom and
penthouse apartments fronting the main parklands. |

Nova is the second phase of Victoria Park stage 2 and comprises 114
apartment units configured around two courtyards. The site is organized
with robust, slim-line, bar Novas flanking the east and west boundaries.
Letterbox-like openings mark balcony spaces behind and are animated with
sunscreens that control the sun and thermal comfort. Overscaled
projecting timber-clad maisonette volumes punctuate the elevation and
relate to the broad dimension of Joynton Park to the east. In response
to Tote Park to the west, a series of maisonettes on the upper levels
project from the wall plane and are rotated towards the north and the
views.
A high level of amenity was achieved as the predominant apartment type
is dual aspect on either one or two levels, giving opportunity for cross
ventilation, and the orientation of primary living, bedroom and terrace
areas is towards one of the two parks.
