in 1903 george hoskins purchased 8 ha of land at the intersection of liverpool road and burwood road. he conceived a design for a model suburban estate. the design included large houses on expansive grounds arranged about a centre recreation reserve. the houses are in federation style with timber verandahs, dark brick, multi-pitched and gabled roofs and are alternatively covered with marseilles tiles and slate. the appian way is significant as a model housing estate designed by george hoskins and contains possibly the finest housing from the federation period. the harmonious estate is enhanced by its landscaping features including kerbing, paths, brush box street planting, recreation reserve, fencing and gardens.
